Tranquility Bay
The residential property market on Koh Chang is in its infancy. There have been rapid improvements in infrastructure on the island and the boom in tourism has led to the development of many resorts and tourist facilities. This first phase of expansion is now almost complete. If you consider the way that other longer established Thai resorts such as Koh Samui and Phuket have developed this initial stage of development is followed by a huge secondary boom in property and housing.
The spectacular natural beauty of Koh Chang together with the convenience of its proximity to the mainland and its accessibility from Bangkok lead it to be very well placed for a residential boom. Put simply, this is a lovely island and people want to come here to live. As yet there is very little in the way of supply to feed this demand. This will change rapidly in the next couple of years as people note the success of the innovators who are amongst the first to provide quality dwellings on the island.
Which leads us to Tranquility Bay Residence. Their brochure announces the development as "A unique lifestyle opportunity". And it's true. This development is the first in Bang Bao and amongst the first on the whole island.
Construction has already begun on a prime plot of beachfront land that rises up to the road offering excellent views of Bang Bao bay and the island chain beyond. Building work is in three phases over a three year period and is already well under way.
The development itself will consist of 74 one and two bedroomed condominiums, all of which will be fully and luxuriously furnished. Additionally there will be 10 luxury pool villas. Three of the villas will belong to the Thai and Australian developers, a good indicator of their confidence in the project. These dwellings will be served by a private pier, a reception, a swimming pool and recreation area as well as a clubhouse.
Other than the obvious scenic advantages of the location there a host of other benefits. Tranquility Bay will include a long pier into water deep enough for yacht moorings, a rarity on Koh Chang. A speedboat from the mainland direct to this pier will take around half an hour. The development is close to the site of a planned new golf course and is just a few minutes walk from the excellent seafood dining on Bang Bao pier. The garden setting of the project will afford privacy despite it's convenient location close to Bang Bao village.
The lack of anything comparable on Koh Chang lends the dwellings of Tranquility Bay an exclusivity that will be reflected in their resale value. Prices have already risen once since the start of the project and one can only assume that the continued appreciation of value will make them a sound investment as well as a lovely place to live.
